This project is located on a busy avenue in a very commercial area of the city of Queretaro. The goal with this project was to build a mixed-use building. The owner had a small lot, just 170 square meters, with many restrictions, and a very limited budget.
A two-story building was designed, in which the first floor had a double height to take advantage of the available space. This eliminated the need for another slab, allowing a lightweight mezzanine to be installed. Their owner's tenants found perfect uses: a small coffee and tea store on the first floor, an office space on the mezzanine and a barista and coffee school on the second floor.
Only exposed materials were used on this project such as exposed concrete, block, brick and wood. This reduces future maintenance costs, while using materials that develop unique character and patina over time.
