This project is located on a busy avenue, in a very commercial area of the city of Queretaro. The goal with this project was to build a mixed-use building. The owner had a small lot, just 170 square meters, with many restrictions, and a very limited budget.
A two-story building was designed, in which the first floor had a double height, with the purpose of taking advantage of the available space, without the need to use another slab, so a lightweight mezzanine was installed. Their tenants found the perfect use, a small coffee and tea store on the first floor, an office space on the mezzanine and a barista and coffee school on the second floor.
In this project, only exposed materials were used, materials such as exposed concrete, block, brick and wood, in order to reduce future maintenance costs, while using materials that get their own character and patina with time.
